We are inviting businesses and organisations to partner with us to deliver the first Ecommunitas Co-operative.
Together, we are creating a first-of-its-kind regenerative neighbourhood in Greater Manchester - uniting affordable homes, health-first design, community ownership, and nature recovery, all rooted in the region’s co-operative heritage.
From September 2025, we begin the land, design, planning, and funding stages while also building the Project Team that will go on to deliver 100–400 homes across all tenures. Alongside the homes, a suite of co-operative enterprises will provide essential products and services, all within a community food forest and nature-recovery landscape
Construction is targeted to begin before the end of 2026, with a phased build programme designed to be replicable nationwide.

Delivering a regenerative neighbourhood means bringing together many different kinds of expertise. To make this collaboration effective, we group roles into typology families. Each family represents a cluster of related disciplines, ensuring nothing is missed and every dimension of the project is covered.

CROWDFUNDING CAMPAIGN
We’ve launched a national crowdfunding campaign to kick-start delivery, build visibility, and bring thousands of people and organisations into the journey. In partnership with the Aviva Community Fund and Salford Council’s Crowdfund programme, every contribution is tripled - for every £1 given, £3 goes directly to the project.
The campaign funds core capacity, website and video production, and early design and planning, while proving broad support and public credibility. It’s also a low-barrier entry point for organisations not yet ready to partner or sponsor but keen to be seen backing a pioneering UK development.
Timeline: 15 September – 8 October 2025. Early momentum comes from aligned organisations, amplified by match-funding and national outreach to 5,000+ organisations and thousands of individuals. The crowdfunder lays the foundation for the next funding phases (grants, JV partners, institutional capital).
Development Delivery Options
Ecommunitas is designed to deliver through mainstream routes, with two live options:
Option 1 - Coalition Masterplan: a lead developer secures land, masterplanning and finance; parcels are then delivered by specialist sub-developers. Ecommunitas delivers its neighbourhood as a sub-developer with a Registered Provider and eco-construction partners.
Option 2 - National Housebuilder: a major housebuilder leads land, planning, capital and market-rate homes; a dedicated Ecommunitas Zone delivers co-op homes, enterprises and food forest with a Registered Provider to unlock Homes England funding.
Both options boost planning credibility, ESG value and speed - and embed the Ecommunitas neighbourhood as a visible, integral part of the scheme.


Joint Venture Model
Whichever route is chosen, delivery sits inside a Joint Venture (JV) that combines commercial strength with co-operative stewardship. Core partners:
Ecommunitas Co-operative (co-op homes and anchor enterprises)
For-profit development entity (national developer/housebuilder or a new SPV)
Housing Association partner (access to Homes England funding),
Community Land Trust (optional) for long-term land care
The JV aligns capital-raising ability with values-led innovation, giving government, funders and communities confidence in delivery and long-term impact. It creates a credible pathway to secure land, planning and investment while safeguarding the integrity of the Ecommunitas neighbourhood.
Funding & Investment
Our strategy is phased to build momentum and credibility:
Phase 1 (15 Sept – 8 Oct 2025): seed capital from Pioneering Partners and Main Sponsors; national crowdfunder with Aviva & Salford (every £1 becomes £3); resource the core team and campaign.
Phase 2 (Q4 2025): grow the Project Team; submit grants (housing, climate, health, regeneration); engage social-impact funders and secure seed capital from JV partners.
Phase 3 (Q1 2026): national crowdfunder with full marketing; announce strategic partners; unlock brand/sponsorship, naming rights and supplier agreements (incl. Dream Home Collection). In parallel, the for-profit development entity raises major capital via private equity, institutional investors and development finance for land, infrastructure and construction.


Grtr Manchester Partnerships
Ecommunitas is rooted in Greater Manchester: our co-design community and the co-founders are here, ready to move in.
We’re engaging Salford, Rochdale and Trafford to explore land, funding and pace, aligning with GM’s Strategy 2025–2035 and Places for Everyone on net zero, nature recovery and affordable housing.
The model advances NHS prevention through health-first design and strengthens place-based regeneration consistent with Garden Village principles and Levelling Up.
Greater Manchester’s co-operative heritage and political leadership make it the natural home for a nationally significant pilot that is commercially credible and socially transformative.
